Chancellor Rishi Sunak’s budget revealed key changes to the property market, most notably the current stamp duty holiday being extended for a further three months and the government pledging to work with lenders to increase the availability of 95% mortgages.
Buyers and sellers who have been desperately trying to get their sale completed in time to meet the previous deadline of 31st March can breathe a sigh of relief, but the June 31st deadline will likely leave new buyers in a similar race against the clock this summer.
Buyers in London stand to benefit most from the stamp duty savings, with average property prices standing at £644,631 in March 2021, so the maximum stamp duty saving (£15k) can be utilised.

What is it?
The Help to Buy scheme is a government scheme available up to 2023 that offers help to people that are struggling to save a deposit and purchase a property. In our experience, the most commonly used part of the scheme is the Equity Loan.
Within the Equity Loan, the government can lend buyers up to 20% of the sale price (40% in London). Buyers only need to save a 5% deposit alongside this, meaning they will have a total deposit of 25% (45% in London). This larger deposit gives buyers access to properties they might not have normally been able to afford, as well as access to more competitive mortgage rates.
Example:
Property Sale Price = £400,000.

Selling a property can be incredibly challenging, especially if the market is not as strong in your area is it used to be. However, sellers often make simple mistakes that are easily resolved and make finding a buyer more difficult than it needs to be! Avoid the 5 mistakes below and give yourself the best chance of a smooth sale.
1. Not staging the property.
When the property is ready to be listed and photographs have been arranged, spend some time clearing the house of any clutter. You want to show the property at it’s most presentable and in a way that people can see themselves living there. Some buyers struggle to see past the clutter in a house and it weakens their interest.

Finances at the ready:
Have your mortgage in principle/ proof of funds on-hand and ready to show sellers that you’re serious about buying; many people that go on viewings are just casually browsing, so set yourself apart from these types of buyers.
Without having your finances in order prior to viewing properties, you won’t be able to negotiate effectively. You need to know your exact budget and how close you can get to the sellers asking price.
Research the area:
Before viewing a property, spend some time researching the area. Find similar properties that are on the market currently, and (perhaps, more importantly) properties that have sold recently.
